Quick answer: in the Greater Toronto Area, a standard condensing gas boiler typically costs $5,500–$9,000 installed and a high-efficiency condensing boiler $6,500–$11,000 (EcoFrost Heating, checked September 2026). Most Canadian homes have a furnace instead: HomeStars puts a new natural gas furnace at $4,000–$6,750 installed and an air-source heat pump at $6,000–$12,000. There is no provincial rebate for a new gas boiler in Ontario, Quebec or Alberta that we could find.

Request a free quoteBoilers are a minority heating system in Canada. Statistics Canada’s 2023 household survey found a boiler with hot water or steam radiators was the main heating system in 7% of Canadian households, against 46% for forced-air furnaces and 23% for electric baseboards. Older houses in Toronto and Montreal are where most people meet one, but even there they are a small share. This guide gives boiler prices first, then the furnaces and heat pumps most Canadians actually replace. All figures are in Canadian dollars, come from published cost guides, and were checked in September 2026. Where we could not source a figure, we have left it out.
Boiler and heating prices by job
Typical installed ranges including equipment and labour. The boiler figures come from a Toronto-area installer’s published 2026 price guide, so treat them as a Greater Toronto Area benchmark; labour rates, venting, access and permits change the total elsewhere.
| Job | Typical range (CAD) | Basis | Source |
|---|---|---|---|
| Standard condensing gas boiler replacement | $5,500–$9,000 | Installed, GTA | EcoFrost Heating boiler cost guide |
| High-efficiency condensing gas boiler | $6,500–$11,000 | Installed, GTA | EcoFrost Heating boiler cost guide |
| Combi boiler (heating and hot water) | $4,500–$9,000 | Installed, GTA | EcoFrost Heating boiler cost guide |
| Electric boiler | $3,000–$6,500 | Installed, GTA | EcoFrost Heating boiler cost guide |
| Natural gas furnace | $4,000–$6,750 | Installed | HomeStars new furnace cost guide |
| Air-source heat pump | $6,000–$12,000 | Installed | HomeStars heat pump cost guide |
| Hydronic in-floor heating | $194–$635 per m² | Installed | HomeStars heated floor cost guide |
| Radiator flush | $100–$300 per radiator | Per radiator | HomeStars radiator cleaning cost guide |
| Furnace repair | $150–$1,500 | Per repair | HomeStars furnace repair cost guide |
Two other published figures give a sense of the spread. Enercare, which sells and rents boilers in Ontario, says the cost to install a new natural gas boiler starts at approximately $11,750 including the unit, standard installation, licences and permits. Comfort Union, a Calgary contractor, says a new boiler in Calgary typically runs $8,000–$20,000, and $8,500–$12,000 for an average home. These are sellers’ own figures, not independent surveys, so use them as a reality check rather than a price list. Extras that change the total
| Item | Typical cost (CAD) | Source |
|---|---|---|
| Removing an old furnace or air conditioner when fitting a heat pump | $500–$1,500 | HomeStars heat pump cost guide |
| Backup heating for a heat pump in colder regions | $1,500–$4,000 | HomeStars heat pump cost guide |
| Ductwork changes for a heat pump | $1,000–$5,000 | HomeStars heat pump cost guide |
| Changing boiler venting type | $300–$1,200 | EcoFrost Heating boiler cost guide |
| Heat pump servicing | $100–$300 a year | HomeStars heat pump cost guide |
| Furnace tune-up | $70–$250 | HomeStars furnace maintenance cost guide |
| Natural gas tank water heater | $800–$2,000 | HomeStars water heater replacement guide |
If your home has radiators and you are thinking about switching to forced air or a ducted heat pump, the ductwork is often the biggest extra. Our guide boiler or furnace explains the difference between water-based and warm-air systems, and steam vs hot water radiator systems helps you identify what you have.
Which heating is common where
Statistics Canada, 2023, share of all households by main heating system:
| Area | Forced-air furnace | Boiler with radiators | Electric baseboards | Heat pump |
|---|---|---|---|---|
| Toronto | 59% | 8% | 5% | 4% |
| Montreal | 10% | 6% | 54% | 15% |
| Ottawa (Ontario part) | 69% | 6%* | 10% | Too unreliable to publish |
| Calgary | 74% | 8% | Too unreliable to publish | Too unreliable to publish |
| Edmonton | 79% | 8% | Too unreliable to publish | Too unreliable to publish |
| Canada | 46% | 7% | 23% | 8% |
*Statistics Canada flags this estimate as to be used with caution. The same survey says 41% of Toronto boiler households and 58% of Calgary ones use natural gas, while in Montreal 53% of boilers are electric.
Rebates and loans in 2026: what is actually open
Many schemes that older cost guides mention have ended. This is what we found live or closed when we checked in September 2026:

|---|---|---|
| Canada Greener Homes Loan | Canada | Closed to new applications since 2 October 2025 (CMHC) |
| Canada Greener Homes Affordability Program | Quebec and some other provinces | No-cost retrofits for low-to-median incomes; Ontario and Alberta are not listed as participating |
| Enbridge Home Efficiency Rebate | Ontario | Ended intake on 27 January 2025 |
| Home Renovation Savings (Enbridge and Save on Energy) | Ontario | Open. Heat pumps up to $2,000 in gas-heated homes, up to $7,500 in homes heated by electricity, oil, propane or wood; no gas boiler or furnace rebate |
| Toronto Home Energy Loan Program | Toronto | Open. Loans up to $125,000, including high-efficiency furnaces and boilers |
| Better Homes Ottawa Loan Program | Ottawa | Open. Loans up to $125,000 at 4.33%, plus $700 per ton for cold-climate heat pumps |
| LogisVert (Hydro-Québec) | Quebec | Open. Up to $6,700 for a heat pump |
| Énergir dual energy grants | Quebec, Énergir gas customers | Open. Up to $4,100 for a heat pump added to hot-water heating in a single-family home or condo |

Frequently asked questions
How much does a new boiler cost in Canada?
A Toronto-area installer’s 2026 guide puts a standard condensing gas boiler at $5,500–$9,000 installed and a high-efficiency one at $6,500–$11,000. Enercare says a new gas boiler starts at about $11,750, and a Calgary contractor quotes $8,000–$20,000. Get at least two written quotes for the same specification.
Is there a government rebate for a new gas boiler?
Not that we could find in Ontario, Quebec or Alberta in September 2026. The open programmes pay for heat pumps, insulation and similar work. Toronto’s Home Energy Loan Program does lend for high-efficiency furnaces and boilers, but it is a loan, not a grant.
Is a boiler more expensive than a furnace?
Usually, yes. HomeStars puts a natural gas furnace at $4,000–$6,750 installed, below the published boiler ranges. Switching from radiators to forced air costs far more than replacing like for like, because ducts have to be added.
Can I still apply for the Canada Greener Homes Loan?
No. CMHC says the portal closed to new applications on 2 October 2025.
Are these prices quotes?
No. They are published ranges from cost guides and contractors, checked in September 2026. Your price depends on your home, the system and the installer.
