A boiler service is a planned inspection and maintenance visit carried out to the appliance manufacturer’s instructions. It should include safety and operating checks, but it is not the same as a landlord’s gas-safety record, a repair, or a promise that the boiler cannot break down later.

For a gas boiler, use a Gas Safe registered engineer who is qualified for the appliance. Oil boilers should be handled by an appropriately competent technician; some manufacturers specify OFTEC registration in their guarantee terms.

What the engineer should do

The exact procedure depends on the boiler model, fuel and findings. A competent service normally begins with the engineer confirming the appliance details, asking about problems and checking how it operates before isolation or dismantling.

The visit may then include:

  • visual checks of the boiler, flue, ventilation and surrounding installation;
  • examination for deterioration, leakage, corrosion or signs of distress;
  • checks of relevant seals, combustion components and safety devices;
  • cleaning where the manufacturer’s instructions or condition require it;
  • combustion or flue-gas analysis where applicable;
  • checks of operating pressure, controls and correct firing;
  • confirmation that the appliance is left operating safely; and
  • a service record explaining work, readings, defects and recommendations.

Not every boiler is dismantled or cleaned in exactly the same way on every visit. The manufacturer’s service instructions and the appliance’s condition determine the work. Ask the engineer to state the model-specific procedure rather than relying on a generic checklist.

The same engineer may perform more than one service on the same visit, but the booking and paperwork should make that clear.

How long does it take?

There is no reliable universal duration. Boiler type, access, model-specific instructions, condition and any findings all matter. British Gas currently says a boiler service usually takes 40 to 60 minutes, but that is its own service description, not a time guarantee for every provider or appliance.

A very short visit is not automatically inadequate, and a long visit is not automatically thorough. The better evidence is the stated scope, recorded checks and explanation of findings.

What should a service cost?

Prices vary by fuel, region, appliance, access, provider, booking time and whether the visit is one-off or part of cover. Treat any national number as a dated example.

As checked on 6 September 2026, British Gas advertised a one-off boiler service at £119, or £109 for members, on its booking page. Its separate guide showed £109, illustrating why even one provider’s price can differ by page, offer or update. Confirm the live booking total and inclusions before relying on it.

Instead of asking only for the lowest price, compare:

  1. the exact appliance and fuel covered;
  2. whether VAT is included;
  3. whether the engineer is properly registered and qualified;
  4. what model-specific checks and documentation are included;
  5. whether parking, travel or congestion charges can be added;
  6. whether minor consumables are included;
  7. how repairs are quoted and approved; and
  8. whether the service satisfies your own guarantee terms.

Do not present an advertised service price as a market average. A local fixed quote with a written scope is more useful.

What happens if the engineer finds a fault?

The engineer should explain any unsafe condition and act according to the applicable safety procedure. For a non-urgent defect, you should receive enough information to understand the recommendation and the cost of further work.

A service fee does not normally include arbitrary replacement parts. Ask for approval controls before the visit: can the engineer fit low-cost parts up to a limit, or must every repair be quoted first? Never pressure an engineer to leave an unsafe appliance operating.

Evidence to keep for a guarantee

Manufacturer terms differ. Worcester Bosch states that yearly servicing is a condition of its guarantee and that gas-boiler servicing must be completed by a Gas Safe registered engineer. Check the terms for your exact make, model, installation date and guarantee.

Keep:

  • the dated invoice or service record;
  • boiler make, model and serial number;
  • engineer and business details;
  • readings or checklist supplied;
  • details of parts fitted and defects reported; and
  • proof of any required guarantee registration.

Do not assume a bank payment or calendar entry alone will satisfy the manufacturer.

Before the appointment

Clear safe access to the boiler and controls. Find the manual, service history and guarantee documents. Write down intermittent symptoms, fault codes, pressure changes, unusual noises or hot-water problems. Do not remove the boiler case or attempt gas work yourself.

At the end, ask what was checked, what was cleaned, whether any readings were outside the expected range, and when the next service is due under the manufacturer’s terms.
